What Is MBS Commissioning and Why Does It Matter?

Commissioning is a structured field-verification process used to confirm that applicable mechanical systems and components are operating in line with project requirements and intended operation. It brings design intent, installed equipment and actual building performance into the same conversation.

Installation is not the finish line

A completed installation can look correct and still leave important questions unanswered. Are fans moving the expected air? Do dampers respond when a control sequence calls for them? Does a variable-frequency drive change equipment operation as conditions change? Are interlocks, safeties and alarms functioning in the sequence intended for the project?

Commissioning focuses on those questions in the field. It does not assume performance from appearance alone. Project teams use the process to observe system operation, identify conditions that need attention and record what has been checked. The exact scope depends on project documents, system type, specifications and applicable requirements.

What commissioning looks at

A commissioning review commonly considers equipment operation and the relationship between components. That can include air-handling equipment, fans, dampers, VFDs, pumps, valves, controls and operating sequences. Functional testing may be used to observe how equipment responds to normal operating conditions or selected control commands.

The process can also reveal deficiencies that are difficult to see during a walkthrough: a damper that does not travel as expected, a fan that does not respond to a control signal, an incorrect setpoint, a missing interlock or a sequence that needs refinement. Identifying an issue is not the same as diagnosing it from a distance; the value is in measuring, testing and documenting actual conditions.

Verification and project close-out

During close-out, teams often need a clear record of system readiness and outstanding items. Commissioning documentation can organize test observations, deficiencies, corrective-action status and final verification. That creates a useful handoff for owners, facility teams, contractors and consultants.

Commissioning does not replace design, installation, balancing or contractor quality-control responsibilities. It supports the broader process by checking whether the applicable equipment and controls work together as required. Air balancing may be one part of verifying airflow performance, while commissioning looks more broadly at functional system operation.
