7 Signs a Commercial MBS System May Not Be Performing as Designed
Commercial HVAC issues are not always obvious at the equipment. A system can be running while parts of the building experience conditions that do not match expectations. The signs below do not automatically prove that air balancing or commissioning is the problem. They do suggest that a measured investigation may be appropriate.
Seven signs to note
1. Uneven temperatures: some spaces consistently feel warmer or cooler than others. 2. Weak airflow: certain diffusers or areas appear to receive noticeably less air. 3. Excessive airflow: drafts, air movement or noise are concentrated in some spaces. 4. Unusual building pressure: doors are difficult to open or air moves strongly through entrances and openings.
5. Ventilation or exhaust concerns: exhaust or outdoor-air systems do not appear to operate as expected. 6. Repeated comfort complaints: occupants report similar conditions even though equipment is operating. 7. Equipment is running, but performance is still poor: airflow, water flow, controls or other conditions may be preventing the building from performing as intended.
Why these signs need investigation
Each observation can have more than one cause. Potential factors include airflow, dampers, fans, VFD operation, hydronic flow, valves, controls, installation conditions or other mechanical issues. A comfort complaint does not identify the cause by itself, and an article cannot diagnose a specific building.
The practical next step is to review conditions in the field. Measurements can help verify air quantities, temperatures, pressures, equipment operation and control response. Documentation then gives the project team a common record for discussing findings and deciding on corrective work.
Start with the building evidence
Useful observations include the location, time of day, affected spaces, operating mode and whether the concern is recurring. That context can help a field review focus on what the system is doing under relevant conditions.
For a commercial or institutional facility, the goal is not to guess at a quick fix. It is to understand what is actually happening and distinguish a symptom from the work needed to address it.
The practical takeaway
A running HVAC system is not automatically a verified HVAC system. If repeated conditions are affecting parts of the building, field measurement and practical troubleshooting can help identify what is actually happening.
